The current process of finding, selling and buying commercial real estate is highly inefficient. Decisions are made based on historical, rather than on real-time supply and demand data. The time required for a property seller to find an appropriate buyer is excessive. The time involved for a buyer to locate suitable property also is excessive. Finally, once buyer and seller have come together, the current transaction model obstructs rather than aids a smooth transfer of ownership.

APPROACH

Our RIISnet MarketPlace™ is constructed to increase acquisition and disposition transaction efficiency significantly for all participants.

We aggregate current and annual industry-wide acquisition and disposition plans and make this information available to all participants. At the same time, total confidentiality of buyer, seller and property identities, and of individual participant’s strategic objectives is maintained.

We have created a web-based transaction platform that enables participants to enter and leave the marketplace in seconds using RIISnet Drag and Drop technology.

DRAG & DROP SYSTEM

RIISnet users can, with a click of a mouse, drag a property from the Hold Box and drop it into one of the “selling” boxes where it becomes immediately, confidentially available for sale. Our exclusive Drag and Drop system allows RIISnet participants to go in and out of the market in seconds, to maintain confidentiality, to enlist the aid of a broker of choice at no additional cost and to trigger Property alerts to investors ready, willing and able to buy that specific property.

PORTFOLIO BUILDER

The Portfolio Builder enables participants to achieve annual or multiple year growth objectives with a single transaction. A portfolio composed of coded criteria displaying the makeup of its properties can be dragged into a selling box, triggering Property alerts to interested portfolio buyers. The portfolio may be sold outright; or it may be available for Engagement, contingent upon the seller finding a suitable replacement portfolio. The portfolio contingency criteria also triggers Property alerts to those sellers whose annual disposition objectives align with its criteria. Portfolio sellers and buyers are able to scroll quickly over the portfolio Property alerts to see what percentage of each selling or buying contingency aligns with their annual disposition or acquisition objectives.

RESULTS

Buyers and sellers significantly improve their transaction efficiency. All buyers and sellers have direct access to one another. Buyers may enter or leave geographic markets without prior holdings or relationships because the supply is readily searchable. A year’s worth of acquisition or disposition requirements can be accomplished or aligned in a fraction of the time that it takes outside our patented system. Portfolio transactions accomplishing multiple year growth objectives can be achieved early in the year.
